Michigan Commercial Building Energy Code enforcement started April 22, 2025

When Bamboo GR began renovating an empty downtown Grand Rapids building into a new co-working space, they noticed something unexpected — unusually high electric bills despite the space being largely vacant. To better understand the source of the energy waste, they partnered with E3M Solutions for a comprehensive energy assessment.

During the evaluation, E3M identified that the building’s electrical transformers — which convert 480V power to 120V for outlets — were significantly oversized for the current load. Under these light-load conditions, the transformers were operating inefficiently, resulting in 4–6% losses even when minimal power was being used.

That inefficiency translated into roughly $1500 per month in unnecessary electricity costs — a substantial amount for a space that hadn’t yet opened its doors.

E3M provided Bamboo GR with a detailed analysis outlining the source of the losses and recommendations to optimize the electrical system. By right-sizing transformers and aligning the infrastructure with the building’s real-world demand, Bamboo GR stands to save approximately $18,000 annually once adjustments are made.
